The Montgomery County Municipal Utility District No. 99 (MUD 99) is holding a public hearing on the proposed tax rate for the tax year 2024. This hearing will take place on September 24, 2024, at 12:30 PM at 2727 Allen Parkway, Suite 1100, Houston, Texas, or virtually at the provided link. This meeting is an important opportunity for residents to voice their opinions on the proposed tax changes.
The proposed tax rate for 2024 remains unchanged at $1.0150 per $100 of value, consistent with last year’s rate. However, due to an increase in the average appraised value of homes, taxes on the average residence homestead are expected to rise. For instance, the average residence homestead taxable value has increased from $372,143 to $391,728, resulting in an annual increase of approximately $198.79, or 5.26%.
The tax rate adoption will affect your taxes based on the change in your property’s appraised value compared to others. Depending on these changes, your taxes may increase, decrease, or remain the same.
Taxpayers have the right to petition for an election if the proposed tax rate causes taxes on the average homestead to increase by more than eight percent. This right is part of efforts to keep the growth of property taxes in check.

MCMUD 99 remains in Stage 2 drought conditions.
Between May 2023 and August 2023, the static water level in the Evangeline Aquifer dropped on average 16.5% between the District’s two Evangeline water wells. As of January 2024, the aquifer’s static water levels have rebounded about 9.3% on average, but are still down 7.2% from the May 2023 levels.
